All times Pacific. I'm centrally located about 3 miles east of the Strip, so travel time across the valley is short.

Shoots take roughly 30–40 minutes per 1,000 sq ft on-site, so plan for 1–3 hours depending on scope.

The online booking form requests a date and time — I confirm the exact window myself. Or skip the form and call or text for same-day scheduling.
Good to know
A couple of things that keep the schedule honest.
I shoot every property myself, so prep and punctuality protect everyone's time.
Prep like a 24/7 open house
Have the property completely clean, staged and photo-ready. I don't move furniture or clean. Provide access details (lockbox code, occupant contact) at booking.
24-hour cancellation
To avoid a $35 trip fee, cancel or reschedule at least 24 hours before your scheduled time. The same fee applies if the property isn't ready when the photographer arrives.
Vacate during the shoot
Scanning takes 1–3 hours, so it's best for all people and pets to leave during the appointment. Indoor shoots are unaffected by weather; drone flights are weather-dependent.
