Matterport vs Zillow 3D: Which Virtual Tour Is Right for Your Listing?

Agents ask me this question almost every week: should I book Matterport or Zillow 3D for my listing? They’re both real 3D walkthroughs — not slideshows — and both let a buyer move through the home online. But they’re built for different things, and the right answer depends on your property and your buyer.

Matterport: the premium, do-everything model

Matterport is the industry standard. I scan the property with a Matterport camera, and the software stitches up to around 200 photo spheres into a single navigable model. What you get that Zillow can’t match:

  • Dollhouse view — a 3D miniature of the whole home you can rotate
  • Floor plan view — a top-down navigation that’s great for understanding layout
  • Measurement tools — buyers can measure walls, doors, and fixtures right in the tour
  • Mattertags — info hotspots that link to video, docs, or annotations
  • VR support — viewable in a headset for the full immersive experience

Every Matterport tour comes with two MLS landing-page links (one branded, one unbranded) and six months of free hosting. Pricing starts at $225 for homes up to 1,500 sq ft and scales by size.

Zillow 3D Home: free hosting, real SEO

Zillow 3D Home is lighter and faster to capture — a series of 360 panoramas that live on Zillow. The two big advantages:

  • Free hosting forever on Zillow
  • Boosts your Zillow search ranking — Zillow rewards listings with more media

It’s a high-value, low-cost add-on. As a standalone add-on to an HDR shoot, Zillow 3D Home (10 to 12 panoramas) is $50, and you can add Zillow floor plan integration for $25. I was the sole photographer for the Zillow Offers program in Las Vegas, so I’ve shot a lot of these.

How I decide

Here’s the practical guidance I give agents:

  • Resale listing on a budget? Zillow 3D Home. The SEO on the biggest real estate site in the country is hard to beat for $50.
  • Luxury, new construction, or a home where layout is the selling point? Matterport. The dollhouse and measurement tools sell the space in a way panoramas can’t.
  • Want both? I do that too. Matterport for the immersive model, Zillow 3D for the search boost. The “City Never Sleeps” package bundles Matterport with HDR photos and a schematic floor plan.

The one thing that’s not optional

Whichever tour you pick, it only works if the underlying HDR photography is right. A great 3D tour built on bad imagery still looks bad. That’s why every 3D shoot I do starts with straight walls, accurate color, and clean windows. The tour is the experience; the photography is the foundation.
